Reservation Terms & Conditions

Cancellation Policy

Cancellations can only be made by phoning or faxing the apartments directly. You should save the cancellation confirmation number you receive.


Cancellations can be made without any penalty:

  • Reservations 1 to 6 nights long may be cancelled up to 4pm the day prior to arrival*
  • Reservations between 7 and 13 nights must be cancelled by 4pm, 3 days prior to arrival*
  • Reservations of stays of 14 nights or more must be cancelled by 4pm, 7 days prior to arrival*

*equivalent notice periods are required for changes to bookings after you have checked-in

Failing to cancel before the deadline, or in the event of non-arrival at the property, the full charge for each apartment reserved will be levied against your credit card.

Advance Purchase/Prepaid Rates

For all Advance Purchase/Prepaid reservations, the rate for the full duration of the stay and any pre-booked amenities (eg champagne on arrival or meals) is charged in full at time of reservation. If you cancel for any reason, attempt to modify this reservation, or do not arrive on your specified check-in date, your payment is non-refundable.

Group Bookings

For group bookings of 5 apartments or more, a separate cancellation policy applies; please contact the apartments directly for further details.

Pre-Booked Amenities/Package Elements

Charges will apply for all additional amenities pre-booked with the reservation even if they are not taken (eg breakfast, wine, early-arrival, late check-out). Any unused amenities/package elements are non-transferable and non-refundable.

Cancellation Following Non-Arrival

If you have not checked-in or contacted the apartments by phone to reconfirm that you still intend to arrive before 10am the morning after your arrival date we will assume your reservation is cancelled and you will be charged the fees as above.

Rate Rules & Restrictions

At check-in, reception will verify your departure date. Rates quoted are based on check-in date and length of stay. Should you choose to depart early the rate may be subject to change.

Booking Deposit

Please note that your credit/debit card will be charged a non-refundable booking deposit as itemised during the booking process. This charge will appear on your credit/debit card statement under PREM Group Franchise Services who act as our website booking intermediary.

Booking Fee

As this is a live transaction system, all credit/debit cards are checked directly with the banking system. The bank levies a fee to cover the cost of each and every credit card verification check. Please note these transaction costs are borne by us whether you cancel your booking or not, the deposit and booking fee is always non-refundable.

Security Deposit

Photo ID will be required at the time of check-in. Guests who have guaranteed their reservations with credit card will be asked for pre-authorisation on arrival. Guests paying cash or debit card will be asked for full prepayment of the balance on arrival. A security deposit per apartment may also be required. This is to guarantee us against loss, damage or disruption and can be paid in a number of ways: preferred method is to pre-authorise a credit card which does not debit the account but simply holds the funds which can later be released back to the account. It is not possible to perform a preauthorisation on a Maestro, Switch or any Visa debit card. We can accept a cash payment and return this on departure following inspection.
